NOTICE OF PUBLIC SALE OF LAND

The Township of Mullica will be holding a public sale of Township-owned Property on Thursday, July 18, 2024 at 10:00 a.m., at the Municipal Building, 4528 S White Horse Pike, Elwood, NJ 08217, pursuant to Resolution 173-2024.

CONDITIONS OF THE SALE TO BE INCLUDED:

  1. All Bids are referred to the Mayor and Township Committee for review and final approval by Resolution of the Township Committee. The Township reserves the right to accept the highest Bid or to reject any and all Bids if the highest Bid is not accepted.
  2. All Properties are being offered to sale without any representation or warranties as to the ability to build or construct improvements on the property. The successful Bidder is solely responsible for obtaining any necessary local, county or state permits and approvals to construct any improvements on the property. The Township makes no representation as to any existing environmental conditions that may be applicable to the property. The successful Bidder shall be responsible for terminating any and all existing occupancy or tenancies.
  3. The Township does not guarantee or warrant clear title to the property, and it is the successful Bidder’s responsibility to determine title through a Title Report. For this reason, only a Quit Claim Deed will be provided to the successful Bidder. It is recommended that all successful Bidders complete a Title Report to determine clear title can be passed. It is the successful Bidder’s responsibility to remove any and all existing liens or encumbrances that may exist on the property. The properties are being sold subject to existing encumbrances, liens, zoning regulations, easements, and any other restrictions that a title search would reveal. If the successful Bidder performs a Title Report and it is indicated the Township is unable to convey clear title, the deposit will be refunded.
  4. The sale in no manner binds the Township to provide access or to improve any existing access and the Township makes no representation to any access that exists to the properties being sold.
  5. All properties are located in the New Jersey Pinelands and subject to the Pinelands Comprehension Management Plan regulations.
  6. Upon the close of Bidding, the highest qualified Bidder as designated by the Township Clerk shall submit cash or a certified check in the amount of ten percent (10%) of the Bid and shall immediately execute an Offer to Purchase at the Bid price, which Offer shall include the terms and conditions specified herein.
  7. All adjacent property owners of undersized vacant lots will be given the first right to bid. Note that if the purchaser acquires the parcel as an adjacent property owner, it is being sold with the promise that purchaser will consolidate the lot with the contiguous parcel.

The confirmation of the sale by the Mayor and Township Committee shall be a complete acceptance of the Bid and, thereafter, within forty-five (45) days from said confirmation, the Closing must be completed by the successful Bidder. The Closing shall be scheduled with the Township Clerk. At the Closing, the successful Bidder will be required to pay all expenses, including the sum of Two Hundred Fifty Dollars ($250.00) to cover legal fees, advertising, legal and recording fees and administrative costs incurred by the Township.

Failure to comply with any of the above requirements or to close on or before the date set forth hereinabove shall entitle the Township to rescind the prior Bid approval, terminate any and all rights of the designated Bidder in said property and retain all monies deposited. The Township reserves the right to withdraw any property from the sale list set forth herein prior to commencement of the sale.

Notice: Lead Based Inspection Act

To All Residential Rental Property Owners:

On July 22, 2021 the Governor signed into law the Lead Based Inspection Act which requires all single one and two family Residential and multi-family dwelling rental units built before 1978 to be inspected for the presence of lead-based paint hazards, unless exempted.  The law requires that all these type rental units must be inspected within two (2) years of the effective date of the law of July 22, 2022.  This means that the first inspection must take place no later than July 22, 2024.

While each individual owner/landlord is free to choose his or her own certified Contractor to perform the inspection, the Atlantic County Improvement Authority (ACIA) will perform this inspection on behalf of Mullica Township.  You only need to complete the attached form and mail it to the ACIA with payment at the following mailing address:

The ACIA will contact you with an appointment date and time.  Price list for these services are included in the Inspection Request Form below.  Please note that Mullica Township is a Visual Inspection only town.

Please be advised that within ninety (90) days from the receipt of this Notice you must either provide Notice to the Township that you are completing the Visual Inspection yourself or that you have submitted a request for a Lead-Based Paint Inspection from the ACIA.  Attached  is the Mullica Township Lead Based Paint Inspection Ordinance.

New Construction Official

We would like to Welcome Keith Raveling to Mullica Township, Keith is the new construction official as John Holroyd has retired. Keith holds a HHS license that allows him to inspect all sub codes. The inspection days are Tuesdays and Thursdays and will be from 8:30am-12:30pm.

Location of Police Department

The Police Department is currently occupying the former Mullica Township Court Room. The public entrance to the Township Police Department is now located to the right of the municipal building. Entry by the public to the Police Department will no longer be granted from inside the municipal building lobby area. Please enter through the front door. We are currently working on moving the “Call button” to the new location for your safety. To gain entrance, please knock on the front door or call 609-652-2037.
